Description of the project

Loftec residential estate in Moscow tells us about loft style, which is not just a brick-wall design that originated in the States, but also a definite lifestyle. This estate is a shining example which proves that classical redevelopment of old factory buildings is already a thing of the past. It is being replaced with ultra-modern architectural projects.

Project Team

Loftec residential estate in Nizhnyaya Krasnoselskaya is one of the first buildings in Moscow to be constructed in a loft style. Its concept was developed by iCube architectural and landscape bureau in collaboration with German architect Michael Grauer. The project was implemented by Coldi development company. In the lobby visitors are greeted by a concierge robot, and there are charging devices for electric vehicles in the facility. The elevator is voice operated, there is a system of video identification of the residents and the doors open without touch.


Loft atmosphere reigns in Loftec estate. High ceilings and huge windows serve as a reference to industrial traditions. The high status of the estate is accentuated by noble decorative materials. In particular, the texture of graphite clinker highlights the luxury of this development project. Architectonics of the estate is revealed in the special rhythm of panoramic stained-glass windows and balconies. They endow the building with light, light and even more light. These stained-glass windows create a special mood in the capital that cannot boast of having too many sunny days. To a great extent this is thanks to Guardian SunGuard® HP Neutral 50/32 coated glass of neutral shade. It is characterised by uniform colour in transmission and reflection. All this emphasises the urbanistic style of the project. Such glass in the windows, no matter how huge they are, helps to protect the residents of the building from both severely cold winds in winter and scorching hot sunlight in the summer. The glass also ensures a comfortable environment indoors all year round.
